On the letter there is usullay a date of the letter. The Letter may state "Debt Validation Notice." On that date or nearabouts your lender may have filed a "Notice of Default." You can go to the county recorders office and verify if a Notice of Default has been filed. You can also email us to verify if a Notice of Default has been Filed. You have 111 days from the filing date until the foreclosure process in completed. After 90 days, and during the last 21 days you may receive a "Notice of Trustee Sale." This is to notify you that in approx 21 days someone else may own your property in the near future. It could be the bank or a private party who purchased you home at the trustee sale at the steps of the county where your property happens to be. There are a couple of ways to stall the foreclosure process possibly. A Short Sale can possibly stall the foreclosure process and begin the long short sale process. If your home is not upside down you can list your home for sale with a local licensed Real Estate Broker - Realtor. If your home is upside down, owe more than it is worth, I suggest you go to the upside down page and review your options with a Real Estate Attorney and a CPA. There are future implications and knowing your options is a great start.
